LOCATION & DESCRIPTION:
Located at 216 Blue Mountain Rd., Santa Rosa Beach, Fl 32459, 850-123-4567. Unit
5A is a gulf-front 2 BR, 2.5 BA end unit. The main level is located on the 2nd
floor along with a half bath. The 2 bedrooms are located on the 3rd floor along
with 2 full baths. Each level has a full size balcony overlooking the Gulf.
There's a TV on the main level along with a DVD/VHS player and CD/cassette
stereo plus TVs in both bedrooms.

A Blue Mtn Villas for the
duration of the rental is 6 adults,
and may not exceed 8 occupants.
Pets are NOT allowed.
NO smoking allowed inside the unit.
All linen, kitchen items (pots, pans, silverware, plates, glasses, cups, cooking
utensils, toaster, coffee maker, blender, microwave), oven & stove, dishwasher,
washer, dryer, free wireless internet, basic telephone service (any
long-distance calls must be made using a calling card or collect).
The terms "we" and "us" are also used in place of "OWNER". The terms "you" and
"your" are also used in place of "RENTER". We will NOT rent to vacationing
students or singles under 25 years of age unless accompanied by a legal
guardian, or parent. There must be 1 adult (over age 25) per 3 people under 25
staying in the unit. We reserve the right to make inspections and request ID for
verification purposes. ABSOLUTELY NO PETS are allowed in rental properties or on
the premises. You and your guests must act in such a manner so as to not disturb
the occupants of nearby units. You will be asked to leave if a pet belonging to
you or a member of your party is sighted on the premises during your stay. Also,
any evidence of a pet in your rental property or on the premises will result in
additional charges. ANY RESERVATION OBTAINED UNDER FALSE PRETENSE WILL BE
SUBJECT TO FORFEITURE OF ADVANCE PAYMENT, AND/OR RENTAL MONEY.
The unit must be reasonably clean upon your departure. You should strip and
place all used sheets and towels in a pile to help facilitate the cleaning
process. Upon check-out, all debris, garbage, and discards must be placed in the
dumpster located at then entrance to the property. Soiled dishes must be placed
in the dishwasher and cleaned. Property must be left in a neat condition and no
furniture rearranged. PLEASE NOTE......The costs incurred for cleaning a unit
left in an unreasonably unclean state shall be deducted from the damage deposit.
A minimum $50.00 charge will apply if an extra clean is necessary or any
furniture must be returned to its original place by Housekeeping.
You must immediately notify us of any defect when you are made aware within the
unit. The unit and its furniture and accessories shall not suffer any further
wear than that normally incurred through regular use. You will be responsible
for covering the entire cost of repairing or replacing any part of the building,
or any piece of furniture or accessory, that is stained, broken or defective
following abusive use, or use other than normal use, of said building, furniture
or accessories. This applies to towels, curtains, sheets, bedspreads and the
building in general.
The Renter shall not rearrange the furniture or accessories. No inside furniture
is allowed outside. No deck furniture is allowed on the beach. The renter must
not place anything in the sinks, toilets, bathtub, or showers that could block
the drain pipes. Should this occur, you will be responsible for the entire cost
of repairs. Toilet plungers are provided in the event an ordinary stoppage
If you do not respect the obligations of this contract, we reserve the right to
immediately terminate this rental contract and direct you to vacate the unit.
Under such circumstances, we shall keep any sum of money that had been given to
us. Furthermore, we shall maintain all rights to claim reimbursement from you
for any damage caused to the grounds, unit, furniture or accessories. You shall
not hinder any urgent work needed to maintain the grounds, unit, furniture or
accessories in an acceptable state of repair.
We shall not be held responsible for any damage, loss or theft of the personnel
effects of the renter or of his or her guest(s). We shall assume no
responsibility for any interruption of service (electricity, cable, water or
phone) beyond our control. No BBQ grills are provided. You may provide your own.
Grills are NOT allowed on the decks (Florida law). Large parties, get-togethers
or social events are forbidden, though you are allowed to entertain a few guests
during the day or early evening. This is done in the interest of preserving the
restfulness, comfort and tranquility of the site, as well as for protecting the
personal safety of all concerned.
MISC: There are 2 parking spaces directly in front of units 5A and 5B. Please
use just one of these and if you have other vehicles, park them on the north
side of the lot (common spaces). The trash dumpster is located just as you drive
into the driveway from Blue Mountain Road. When checking out, please deposit all
trash there. PLEASE DO NOT allow your children to run on the sand dunes!! It is
against Florida State Law. Also please refrain from allowing excessive light at
night from "spilling" on to the beach during turtle nesting season.
PLEASE, PLEASE, please be considerate of those staying in unit 5B beneath you.
Walk softly and don't let children run or jump excessively. Be considerate when
dragging chairs or furniture. The kitchen area is directly above the bedroom.
Sound travels way too easily through the floor system so please be sensitive to
this situation. Thanks!!
The rental unit designated herein is rented for the amount of $XXX.XX plus a cleaning fee of $XX.00 plus applicable tax. Within 5 days of
your reservation, a deposit of $XXX.XX is required, and the reservation shall
take effect and be confirmed only once the deposit attached to the duly signed
rental contract is received. The balance of the rental along with a damage
deposit of $XXX.00 must be paid in full at the latest on Wednesday, Sep XX, 20XX. All
amounts are payable in United
States of America / USD funds,
either by check or money order made out to "Albert
...........". If the reservation is made less than 30 days prior to arrival, full payment is
required immediately. We do not accept payment at the door. If applicable, a
refund in full or in part of the damage deposit shall be mailed to the renter at
the address above within a maximum of 10 days following the end of the rental
When you cancel a reservation, we will try to re-rent the unit. If the unit
re-rents, we will withhold a $50 rebooking fee. The remainder of the deposit
will be refunded. If the unit does not re-rent, no refund of deposits will be
refunded. No credit will be given for late arrivals or early departures. ONLY in
the case of a mandatory evacuation due to a hurricane will all deposits be
refunded. If you are staying in the unit at the time a mandatory evacuation is
issued, we will prorate your rent based on when you leave and refund the
